Job Description Job Description Real Estate Project Manager | Hospitality Sector | Up to $95K Location: Livingston, NJ (On-Site) A rapidly expanding multi-unit company is looking for a Real Estate Project Manager with a solid background in civil/site development to oversee projects from early-stage due diligence through approvals and permitting. This role is ideal for someone with hands-on technical experience—not a generalist—particularly in grading, drainage, utilities, and navigating municipal processes. This is a full-time, in-office role based in Livingston, NJ, supporting projects primarily across New York State, with occasional travel as needed.
Core Responsibilities Pre-Development & Due Diligence Evaluate zoning requirements and site feasibility Review technical reports (civil, environmental, geotechnical, traffic, utilities) Develop conceptual site plans using AutoCAD Monitor project timelines, key milestones, and critical paths Approvals & Entitlements Assist with securing site plan approvals, variances, and rezonings Liaise with local planning, zoning, and engineering departments Prepare and submit applications and supporting documentation Track approval progress and conditions Permitting & Agency Coordination Oversee civil permitting efforts from submission through approval Coordinate with agencies including DOT, utilities, environmental, and fire departments Address review comments and ensure timely approvals Project Coordination Collaborate with engineers, architects, and external consultants Review plans for alignment with approvals and project standards Participate in meetings and follow up on deliverables Reporting & Project Controls Maintain schedules, trackers, and entitlement logs Support budgeting and monitor project costs Provide regular project updates to internal stakeholders Qualifications Required Bachelor’s degree in Civil Engineering or equivalent hands-on experience in site development 2–5 years of experience in land or site development, or civil engineering Strong knowledge of grading, drainage, utilities, and infrastructure systems Familiarity with municipal approvals and permitting processes Ability to read and interpret civil/site plans Proficiency in AutoCAD Preferred Experience with retail, hospitality, QSR, fuel stations, or commercial developments Knowledge of New York State permitting processes Experience managing projects across multiple municipalities Key Skills Strong organizational and project management abilities Detail-oriented with the ability to handle multiple projects simultaneously Effective communicator with strong coordination skills Ability to navigate and problem-solve within regulatory environments Compensation & Benefits Base salary: $85,000 – $95,000 Performance-based bonus opportunities Medical, dental, and vision coverage 401(k) eligibility after 90 days Tuition reimbursement program Paid time off and company holidays This is a great opportunity to join a growing organization and play a key role in bringing new development projects to life.
